Project Overview
Fosse Surveying was commissioned to carry out a detailed Measured Building Survey of the Mercure Manchester Piccadilly Hotel, a landmark 15-storey building located in the heart of Manchester city centre.
The survey formed a key part of the hotel’s refurbishment and interior redesign programme, supporting the appointed interior design team with accurate floor plans and elevations for the remodel of public areas, including the bar, reception, and third floor function spaces.
Scope of Work
The project required comprehensive measured building surveys of:
- Ground floor reception
- First floor – Fourth floor communal spaces – Including detailed internal elevations
- All guest rooms and corridors for reference and layout alignment
- MEP (Mechanical, Electrical & Plant) layouts for full building
All survey data was geo-referenced to the Ordnance Survey (OSGB36) grid via GNSS and control points, ensuring accuracy and consistency across multiple drawing sets.
Using Leica 3D laser scanners, total stations, and precision measurement tools, our surveyors captured millimetre-accurate data across the hotel’s complex floor layouts and façade geometry. Reflectorless targets were installed throughout the building to aid return visits to remain on the same control network.
The final deliverables were supplied in 2D CAD (DWG/DXF) format, providing the design team with a clear and dependable foundation for planning and refurbishment design.
Working in a Live Hotel Environment
One of the main challenges of this project was conducting the survey in a fully operational hotel. With guests and staff onsite around the clock, full room access was not always possible.
Our team overcame this by working closely with the hotel’s reception and booking staff to coordinate access schedules. Through effective communication and flexibility, we successfully completed the survey without disrupting hotel operations or compromising accuracy.
